  • Airborne Mycotoxin Environmental Analysis

    AMEA testing can identify and quantify the most prevalent airborne mycotoxins, if they are present, in indoor environments. AMEA uses the ELISA method to detect the 8 most common airborne mycotoxins. This is a technique to determine the concentration levels of mold toxins in the air.

  • ERMI Testing

    Is a DNA-based technique used to quantify and identify mold species of collected samples, ERMI stands for Environmental Relative Moldiness Index.

  • EMMA Testing

    Environmental Mold and Mycotoxin Assessment (EMMA) is a test that detects 10 of the most toxigenic molds and 16 of the most poisonous mycotoxins.

  • Indoor Air Sample

    The indoor air quality test is a sample taken from an indoor source and compared with an outdoor sample to determine if there are elevated concentrations of spores present indoors.

  • Swab/Tape Sample

    Collected by applying a swab/tape to an area suspected of being contaminated with mold. The collected sample can be processed and analyzed by the laboratory to detect the mold present.

  • Wall Cavity Sampling

    Samples taken from inside a wall, usually accomplished by sampling at the mouth of an electrical outlet after removing its cover or from any other opening to the inside of a wall.

  • Moisture Reading

    Identifies elevated moisture in walls, floors, and other building materials that can be conducive to mold growth.

  • Humidity Reading

    To check for elevated levels of humidity throughout the indoor environment.

  • Mold Remediation Clearance Inspection

    The mold remediation confirmation inspection is your follow-up inspection, post-remediation, to confirm that the space has been cleared of the prior mold contamination. This inspection also confirms that the remediation company completed all of the work detailed in the mold remediation protocol as specified to ensure your environment is safe and mold-free.

    A mold remediation protocol (mold remediation work analysis) is a document, prepared by a mold consultant for a client, that specifies the estimated quantities and locations of materials to be remediated and the proposed remediation methods and clearance criteria for each type of remediation for a mold remediation project.

Mold Assessment Inspection and Report

The Mold Assessment Inspection and Report includes a detailed mold assessment and inspection of the entire property or area of interest. This meticulous process involves inspecting each room from top to bottom, the attic, and the crawl space to identify signs of mold and moisture intrusion which is necessary for knowing the extent, scope, and if mold removal is needed. Throughout this process, I utilize a variety of devices and technologies to gather information, such as, humidity, moisture content of building materials, IR camera, air sampling, surface sampling, wall cavity sampling, and in some situations ERMI or EMMA sampling.

After the mold assessment and inspection is complete, mold testing will commence pending the property owner’s approval. The mold samples are sent to an independent and certified laboratory for mold testing and analysis. The lab results provide information on 1) Which molds are found, 2) The relative levels of any mold found, and 3) If these molds have the potential to produce mycotoxins which may cause health-related problems.

I generate the Mold Assessment Report based on lab data and information collected during the assessment of your property. This report provides depth and detail to the Lab Report, identifies and elaborates upon each problem area of the property, and provides recommendations for resolving your mold problems. Pictures are included to show the locations and extent of the mold.

Mold Remediation Protocol

The Mold Remediation Protocol package adds a step-by-step process for remediating mold on your property. This valuable add-on creates a specific plan for addressing mold infestation based on your property details and sets up boundaries for the remediation company to carry out its work plan. As such, they know what to remove and how much needs to be removed as opposed to taking the liberty to make these decisions themselves. Having done a detailed mold assessment, knowing where the mold issues are on your property, and understanding the types and concentrations of molds at your locations allows me to build out a personalized removal plan based on your property needs. Include a Mold Remediation Protocol from a licensed mold inspector who is independent of mold remediation companies.

Post-Remediation Verification/Clearance

The Post-Remediation Verification, or Clearance Testing, is based on Visual, Procedural, and Analytical standards being met, and includes a series of mold tests that are taken to verify that a mold remediation project has effectively been completed. Essentially, this process checks to make sure that your mold problem has been corrected and post-remediation mold levels are no longer elevated. Post-Remediation Verification testing by an independent Mold Assessment Consultant/Indoor Environmental Professional should be included in any contract your sign with a remediation company. Your interests will be better served by ensuring this.

Mold Testing

This is an option for those interested in only having mold testing done. Mold tests are conducted at your property and then are sent to an independent and certified laboratory that specializes in mold testing and analysis. Included with the mold testing process will be a follow-up Lab Report. The Lab Report provides information on:

  1. Which molds are found

  2. If these molds have the potential to cause health-related problems

  3. The relative levels of any mold that is found
