My Process
When it comes to mold… Validate before you Remediate!
5-STEP MOLD INSPECTION PROCESS
There are five basic steps included with each mold inspection assessment. First, I make sure to understand the details of your unique situation and I don’t finish until you have a strategy to return to a healthy environment.
1. PRE-INSPECTION CONSULT
2. VISUAL ASSESSMENT
3. POST-INSPECTION CONSULT
4. MOLD TESTING or SAMPLING
5. REPORT & FOLLOW-UP CONSULT
Mold Inspection and Testing
Your Home or Business will receive a thorough investigation using state-of-the-art equipment. I methodically move through each room and carry out a step-by-step process every time. You will receive a thorough and detailed investigation. My goal is to identify the areas of mold growth and any sources of moisture that must be corrected since excess moisture is required for mold growth. That is why I take the time to do a detailed visual mold inspection. Mold can spread and travel to different areas, this is why identifying each area of mold growth during an assessment is critical. Your health and well-being are my primary concern. I want to help you improve your indoor air quality for your living or working environment.
I only inspect 2 homes or businesses per day. This is so I can do a complete thorough inspection of a home or business. Thoroughness takes time.
On average my inspections take anywhere from 2 – 4 hours.
The three things mold needs to grow and flourish are a food source, oxygen, and moisture. Of these three, the variable that you can control is moisture in your home. The time and care I take to identify the mold-causing moisture issues will ensure you are able to correctly remove what is causing your mold problem. Without a thorough investigation, how will you know that your mold problem was effectively identified for correct and full remediation of all the areas of concern?
Mold Inspection Technology Used
-
Hygrometer
To determine relative humidity and the amount of water vapor in the air
-
Moisture Meter
To determine the moisture content within various building materials and walls
-
Swab Testing
To collect apparent mold components to be sent for laboratory testing
-
Zefon Bio-Pump
Used to collect indoor and outdoor air samples
-
Infrared Temperature Thermometer
To determine the temperature differences of various items and areas of your structure
-
Boroscope
To see inside wall cavities with the ability to capture images and video
After a complete mold inspection is done, samples will be sent to a third-party, licensed laboratory to test the mold samples and communicate the results to us within 5-7 business days.
Expedited results can be requested.
After the Inspection
Upon receiving the results from the lab, I incorporate them into an Assessment Report. The details of the lab report will be discussed with you to provide you with an understanding of your mold problem.
The Assessment Report will provide details on the lab results and the specific findings of the mold inspection. Location-specific recommendations on how you should move forward will be provided in the Assessment Report as well.
A Protocol may be needed in various situations. A Mold Remediation Protocol is a detailed step-by-step process that is specifically written for your home for a remediation company to follow and abide by. This service is available for an additional cost.
The Protocol process can take all day and can include 15-60 pages of information for your specific mold situation. In the long run, this report will help you save money and time during the mold removal process by ensuring that the job is done correctly without unnecessary work being added.
